Architectural Review Overview

One of the most important functions of the Burbank Hill Community Association is the preservation of the architectural desirability and attractiveness of our community. The Association is charged with the administration and enforcement of architectural control within the community, under the authority of all our governing documents (CC&Rs) and By-Laws.

The CC&R's provide for an Architectural Review Committee (ARC), which is appointed by the Board of Directors. The ARC has the authority and power to review and approve or disapprove all plans and specifications submitted to it for any proposed Improvements.

What types of Improvements require an Architectural Application?

All exterior alterations, additions, or changes to any structure or to the landscape of any Lot, MUST be submitted to our Community Manager, Linda Merkle, linda@emmonsco.net part of the Powerstone teamfor review and approval prior to any installation or commencement of construction.

These changes shall include, but are not limited to walls, arbors, decks, gazebos, fences, pools, walkways, spas, landscaping, room additions, exterior treatment, fountains, statues, pots and details, etc. The ARC may perform duties, including the inspection of construction in progress, to ensure the construction complies with submitted plans.


When should I submit the Architectural Application to the Architectural Review Committee?

We recommend that you submit applications for ANY changes at least thirty (30) days prior to scheduled commencement of construction to allow the ARC ample time to complete a thorough review of the plans.

The Covenants, Conditions, and Restrictions (CC&Rs) require the ARC to respond to all written requests within thirty (30) days from the receipt of all requested homeowner "Improvements." For new homeowners, submittals will be accepted after the close of escrow only.

When should I submit my improvement plans to the City of Burbank?

The Owner shall ensure that all building plans have been approved by the City of Burbank prior to submitting your plans to the ARC. Oftentimes, architectural modifications involve permits. It is the responsibility of the homeowner, NOT the ARC, to obtain any permits necessary for Improvements to begin.

What are the permitted hours of construction?

Monday through Friday                      7:00 a.m. until 6:00 p.m.

Saturday                                              8:00 a.m. until 6:00 p.m.

Sunday                                                NO CONSTRUCTION WORK PERMITTED
